How to find emerging property hotspots

To help potential investors in their quest to identify emerging hotspots, experts from the Property Investor Show (22 to 24 September, ExCeL London) have put together a list of top ten indicators to look out for.

1.   An expanding economy and increase in tourism – Countries with an expanding economy will witness an increase in tourism and popularity, leading to high rental demand and increasing the returns on capital invested.

2.    Political stability – It is important for investors to research the political environment of the country they are planning on investing in, especially if there has been a history of war and instability.

3.    Government and private investment in the area – Investment encourages improvements in the local infrastructure and amenities and brings money into the area, pushing house prices upwards.

4.    Improvements in local transport links – Accessibility is a major factor with new or expanded airports and upgraded roads and railways increasing the inward movement to an area.

5.    House-buying process simplified for foreigners – Keeping abreast of legal issues surrounding foreigners' access to the housing market or removal of purchasing restrictions allows investors to move in and take advantage of the lower property prices before everyone else jumps on the bandwagon.

6.    Large companies relocating to the area – This brings instant investments and often causes employees to relocate to the area. Corporate lets, for example in Sofia, the capital of Bulgaria, are a good opportunity for investors.

7.    Planned entry to the European Union – This brings the expectation of inward investment and the easing of restrictions on the movement of capital and trade. Many of the new EU member states such as Cyprus have not disappointed.

If you wish the photos to be returned, we request that you include a self addressed stamped envelope. Please include your listing URL along with the photos and payment so that we can correctly return your photos.

If you already have photos* scanned in .jpg format, you can e-mail them to us at  events@expos4products.com- Please do not reduce the images below 400X300 pixels in size - We can get better results for you if you let us size the images to fit your page.  Note: For images that are not photos (such as a drawing or floor plan) we can also accept files in .gif format.

The operators of expos4propertyrentals assume no responsibility and in no way warrant the accuracy of the information contained in any of the pages published here. Not all expos4propertyrentals ads are created directly by the property owners, some expos4propertyrentals advertisers are acting as agents or managers for the owners.

None of the information contained in any expos4propertyrentals web page is confirmed or warranted by any party. Confirmation of information published herein is the sole responsibility of the renting party. Qualification of all renters is the sole responsibility of the property owner or agent. 

In no way are any of the web sites operated by Dewit Information Technologies be held responsible for the condition before or after each and any rental.

Property Owners - If the operators of expos4propertyrentals are unable to provide the promised level of service for any reason, including, but not limited to service outages, war, acts of God or negligence, neither expos4propertyrentals or it's owners can be held liable for any costs beyond the prorated costs paid by the client for the services which were not provided. All services rendered will be prorated on a per month ad rate.

NOTICE TO ADVERTISERS

expos4propertyrentals ads run on an annual basis. Due to the fact that the vast majority of the work involved in promoting vacation properties on the Internet occurs in the first few weeks (creating the ad, adding photos, submitting to search engines, etc...) expos4propertyrentals is unable to offer a refund on cancelled ads once contracted and placed on line. All Half Year ads apply to this issue and can not be canceled once contracted and placed on line.  We will however change the rental dates so that you may use the ad throughout the agreed time frame.

PROPERTY OFF THE MARKET

If you wish to remove your property from the market, we can temporarily inactivate the expos4propertyrentals ad and reactivate it at a future date. Your expos4propertyrentals ad stays in force through the original term and the renewal date does not change (the renewal date will not be extended during the time that the property is off the market).

PROPERTY SOLD

If you sell your property, you can transfer your expos4propertyrentals membership to a new owner for a one time $28 text change transfer fee. No refund will be given, however existing and new owners are encouraged to come to a fair division of fees amongst themselves.

SPAMMING POLICY

Note: expos4propertyrentals does not participate in or tolerate the sending of Unsolicited Commercial Email (SPAM) - expos4propertyrentals reserves the right to cancel (without refund) any member that  mentions expos4propertyrentals or any of it's associated websites, URLs, or any associated expos4propertyrentals email address in any SPAM e-mail message or Usenet posting.

MEMBERSHIP POLICIES

Property/Vacation Rentals reserves the right to reject or edit any ad submitted at our sole discretion. Once material has been submitted, edited and posted on the expos4propertyrentals web site, it becomes the property of expos4propertyrentals and its affiliated sites and my not be copied from the expos4propertyrentals web site without written permission.

ACCEPTABLE WEB CONTENT

Advertisers are expected to follow the Acceptable Content Policies. Ads which do not adhere to these policies are subject to cancellation at the sole discretion of expos4propertyrentals.

These policies are established in order to preserve a fair and orderly site for the advertisement of vacation rental properties AND in order to maintain a "family safe" environment.  Note that these policies are subject to periodic review and may be updated at any time. 

  • There are specific locations for the inclusion of web addresses (also referred to as "links" or URLs) and e-mail addresses in the ads will be done by eye4propertyrentalds. All Web Addresses or Links must be approved.  All other references to specific web addresses, web sites or email addresses are  considered acceptable content and may be used to promote your property, we just display your ad and we want you to be profitable. We will  WITHOUT NOTICE un link any link that is not deemed appropriate.
  • All content must be "family safe" and "G" rated. Ads may not contain vulgarity, or comments related to violence, hate, or references of a sexual nature. A such references are not considered acceptable content and may be removed WITHOUT NOTICE. In the case of disputed content, the operators of this site will be the final judge as to the appropriateness of the content.

By using or continuing to use the services of this site, you agree to the terms and conditions of the Acceptable Content Policies

If you do not receive 100% of your ad fee in bookings during the first year of advertising, notify the listings manager and your ad will be extended for 6 free months AT NO COST TO YOU. This guarantee may be used once only for each ad.  This guarantee does not apply to timeshare units or in cases where the property is not available for at least 6 months of the year.
